When is a Fire Door Required?

The requirement to install a Fire Door depends on the size and use of the property.

All buildings used for non-domestic purposes must be equipped with fire doors. This means that commercial properties, such as factories, offices, and public buildings, must have fire doors installed.

  • Domestic dwellings that are three storeys high or more must have fire doors installed. All doors between stairwells and habitable rooms must be fire doors.
  • In flats or houses of multiple occupation, a fire door must be at the entrance point to any communal areas.
  • When blocks of flats are built 4.5 metres above ground level, the front door to each flat must be a fire door, and each habitable room has to have a fire door.

What is a Fire Door?

Fire Doors are a passive fire safety defence built to delay and contain the spread of smoke or fire. In large buildings, fire doors protect the occupants while they wait for emergency services to assist with evacuation.

A fire door is constructed with a combination of high-grade, fire-resistant materials, such as steel, wood, or specially tempered glass. The primary features of fire doors include heat-resistant hinges, automatic door closers, and smoke seals.

Fire doors have various classifications depending on their role in construction and fire safety. The most common is an FD30 door, built to withstand a fire for 30 minutes. FD30 doors are recommended for smaller buildings, while FD60 doors, built to withstand fire for 60 minutes, are suitable for larger buildings.

Fire doors can be either internal doors or fire exit doors. An internal fire door is built specifically to slow the spread of fire, whereas a fire exit door is fitted with a fast-release mechanism that allows for fast access outside. Fire exit doors may or may not have fire-resistant properties, depending on their location in the building.
